Please note: if you are a home owner, a resident in an almshouse, or a tenant on a six-month assured shorthold tenancy who has paid a deposit, this section may not apply to you.

We want you to be proud of where you live.

On top of your rent, you pay a service charge. This pays for the services listed below – if you’d like to see the specific list of services provided where you live and what they cost, please contact us and ask for a service charge schedule.

Depending on the size of your estate, the following services may be provided:

  • Gardening of communal areas
  • Cleaning of communal areas, including car parks and communal areas to flats
  • Window cleaning (flats only)
  • Removing litter and dumped items
  • Removing abandoned vehicles
  • Removing graffiti
  • Carrying out communal repairs such as lighting
  • Inspections.

Scheme managers

Some estates have a designated scheme manager, who will carry out regular health and safety checks, cleaning and minor repairs. Each time they visit, they will log a report and take responsibility for following up on issues and getting repairs completed effectively. On estates where there isn’t a scheme manager, an inspection will be carried out at least once a year – more frequently if there are specific issues of concern.

Scheme managers will:

  • Clean communal areas in flats, including car parks
  • Test fire alarms and related equipment
  • Carry out health and safety checks
  • Do small repairs in communal areas
  • Report larger repairs
  • Remove litter
  • Arrange for abandoned vehicles to be taken away
  • Arrange for graffiti to be removed.

Gardeners and other contractors, such as window cleaners, have specifications which detail what duties they carry out when on site, for example how many times the grass is cut per year. These specifications are available on request.
